Occupancy vs ADR — and why RevPAR is the real score

Occupancy is how many nights you sell. ADR (average daily rate) is what you charge per sold night. Push price too high and you sit empty; drop it too low and you're busy but poor. The metric that balances both is RevPAR — revenue per available night. Optimising RevPAR, not just occupancy, is the whole game.

Quick example: 70% occupancy at AED 900 earns more per available night than 95% occupancy at AED 600. Chasing a "full calendar" can quietly cost you money.

Price for Dubai's seasons

Dubai demand swings hard — peak winter months (roughly October to April), major events and holidays command premium rates, while the summer needs sharper pricing and longer stays to stay full. Static pricing leaves money on the table in peak and empties your calendar in low season.

Use length-of-stay rules

Minimum-night settings, weekly and monthly discounts, and gap-night pricing all shape who books and how profitably. A well-set minimum stay during peak periods protects your best inventory; a smart monthly rate keeps you full in the quiet months.

Manage your channel mix

Airbnb, Booking.com, Vrbo and direct each bring different guests and different fees. Spreading across channels lifts occupancy, while growing direct bookings cuts commission. The goal isn't one channel — it's the right balance.
